What am I purchasing?
You are purchasing a new fully furnished, holiday lodge, designed to suit your requirements and constructed to BS3632. The purchase price includes transport, siting, connection to services and a maintenance free deck of your choice. How long does the park open for? The park is open all year round, with no restriction of stay for owners, family of friends. Please note the lodges are classed as second homes and, as such, we will require a primary address either in the UK or abroad. How long is the licence agreement? You may keep your lodge on your chosen plot for a term of 99 years under a BH&HPA approved Licence Agreement. What are the Site Fees and what do they include? Site fees are charged annually on 1st January each year and for 2009 the site fees are £2,500 including VAT. Site fees cover the costs of ground rent, landscape maintenance, sewage, rubbish collection, communal lighting, security and wireless internet access. What other charges are payable? Mains metered gas (LPG), water and electricity are all charged separately based on usage. A lodge is not subject to council tax, but rates are chargeable. Do I have a choice of lodges? Yes. We have a number of links to recommended manufacturers on this web site but if you have a specific lodge model in mind we will happily provide you with a quote for that lodge on your chosen plot at Monk Park.
